Absolutely not! The condos and town homes are
owned by individuals. You are not in any way required
to sit through a presentation; instead, you just sit
back and enjoy your vacation rental home without a
sales pitch.
What is required to make a reservation?
When you are ready, you can book on line directly
with us.

When do we pay?
When you book, you will need to pay a deposit of $10
per night, with the balance payable 30 days before
your arrival date. You can make payment with a credit
card through our "payment" page; on that page you
will also see our cancellation policy.

When is check-in & check-out times?
Check-in time: 4 p.m.
Check-out time is 10:00 a.m.
A vacation condo or town house requires more time to
clean than a hotel room. Therefore, please help us
prepare for our next guest by checking out on time.
What about security?
All of the resorts are secure communities with a
gatehouse which is manned 24/7.
How close is Windsor Hills, Windsor Palms and Terra
Verde to the Disney Theme Parks?
We’re one of the closest! It will genuinely take you just
over 10-15 minutes to get to Disney.
How far is Universal Studios, Islands of Adventure and
Sea World?
Universal and Sea World are just 20-25 minutes away.
Is there shopping nearby?
Yes, US highway 192 (also known as Irlo Bronson) has
grocery stores, 24 hour Walgreen’s drug store and
supermarket. There are many restaurants catering to
all tastes and budgets from mouth watering Steak
Houses, Chinese, Italian, Mexican, Asian, Burger and
Pizza restaurants all within minutes from the resorts.
Is there transportation to the parks?
Transportation is available to most Theme Parks and
several Shopping Malls (at an additional charge) from
Windsor Hills & Windsor Palms. The time table, which
changes monthly, is displayed inside the on-site
sundry shop.
Is the resort pool heated?
All of resort pools are available to all guests and is
heated at no extra cost during the winter months. If
you rent a town house, the pool heating for the town
house pool is extra.
Do you provide air conditioning and heat?
Yes, all vacation condos and town houses all have
central air conditioning and heat.
Are your kitchens fully equipped?
Yes, the condos and town house have a fully equipped
kitchen including cooking utensils, silverware, dishes,
stove, microwave, refrigerator (with ice maker), coffee
maker, toaster and dishwasher, everything you need
for the perfect vacation.
Are linens and towels provided?
Yes, ample linen and towels are provided in our
condos and town house.
Are there laundry facilities?
Yes, there is a washer, dryer, iron and ironing board in
all of the condos and town houses.
Are there cleaning supplies?
We provide regular cleaning items such as a mop,
broom, dustpan and vacuum. As this style of vacation
is classed as self-catering, you will be responsible for
other needs, such as soap etc. There is an on-site
sundry shop and supermarkets and grocery stores
close to the resorts.
Is the condo and town house cleaned daily?
The condos and town house are cleaned prior to your
arrival and after your departure. There is no cleaning
charge unless you stay less than 6 nights. A mid-stay
clean can be arranged at additional cost.
Are the condos and town house non smoking?
Yes, all of the condos and town houses are NON
SMOKING! No smoking is permitted inside the condos
or the town house.
Do you allow pets in your condos or town house?
No, we do not allow pets in our condos or town
house.
Where do we pick up the keys?
The keys are picked up at our management office,
"Palm Tree Vacation Homes". You will be provided
with a complete check-in package after making a
reservation and paying the deposit. If you arrive late,
there is a lock box for you to retrieve the keys,
address and directions to the condo or town house.
What if something is not working at the condo or town
house?
Our local management company maintains the condos
and town house in tip top condition. You will be
provided with their telephone number in the unlikely
event that there is a problem. There is an after hours
number provided for emergencies only.
Does the lanai have screens?
Yes. The lanais and the screens around the
townhouse pool is a fine mesh screen allowing in the
glorious Florida sunshine but keeps out those pesky
bugs.
How many people can stay in the condo or town
house?
The condos and town house are properly licensed.
Florida State license dictates how many people can
stay in our vacation rentals. The maximum number of
guests are:
